I am a construction manager for Round HiLL Development Partners which is building a ground-up village of high-end STR's. We struggled with DSCR lenders prior to finding MINO--and their Cedar Neeley. We used traditional financing for years, but wanted to use the advantages offered through DSCR. Who wouldn't? The problem in the DSCR world is that it is loaded with hype and promises, from a myriad of fast-talking loan agents who only concentrate on the sale, not the service. We are eminently qualified, and our multi-structure project requires a lot of understanding, and much more "hoops"  than a down and dirty "fix and flip."  One by one, we dismissed some of the top names in the business-no follow-up, no timely communication, outrageous high rates, and shockingly no knowledge of the needs of a staged master plan, with a sequential development schedule, and a strict rollout strategy. I am a new investor. My family is developing a series of new ground-up high end STR's in NC. We are all well qualified with credit and liquidity that exceeds all and any DSCR lender requirements. Our plans call for 6 dwellings on our free and clear 20 acres. It is critical to get the first one in the ground. I am the point man for the first one. I bought into the massive hype of how easy and fast it would be to obtain and close a medium size ground-up construction loan. I began my search for a lender. One by one, 8 of the big name brand DSCR lenders passed me around for weeks, some sending instant conditional term sheets, others making verbal assurances that never materialized. Finally I arrived at MINO. From the beginning Cedar Neely was straight forward and like the others assured me if I met the requirements, he would get my deal done. Ladies and Gentlemen alas, we closed our construction loan in 4 weeks. He promised but unlike the others he delivered.  And he exceeded his promises. He quoted initially 10.5 %  interest, it came in at 9.9. He said I would have to bring $12,000.00 to closing, I received $7900.00 wired to my construction account at closing. Every benchmark was exceeded. The only surprises were good ones like these. I cannot stress enough the pleasure of dealing with such a stand up guy like Cedar. He is a rare bird among this industry's fast talking DSCR agents who more often than not, leave you hanging. I get it that ground-up construction is more difficult than fix snd flip where you begin with more tangibles. But that only makes the case for MINO. They are true to their name, MINO Lending "Solutions."They solved my ground-up where no one else could.
